Who it's for
This service is for owners who want a renovation done properly without running it themselves:
- Owners renovating a villa or apartment while living abroad
- New buyers who want a handed-over home checked and finished before moving in
- Landlords preparing a property for the rental market
- Families upgrading a home they live in, with minimal disruption
Whether it is a single bathroom or a full villa fit-out, the structure is the same: one contact, approved quotes, supervised work.
What's included
- Design drawings coordinated with licensed partners
- Technical works delivered by licensed partners
- Required approvals coordinated with licensed partners
- Fit-out delivery and contractor coordination
- Project management from concept to keys
- Snagging checks for newly handed-over homes
What's not included
SETTRA does not perform construction, design or technical works itself — all physical work is carried out by licensed partner companies, and their contracts and warranties sit with them. The cost of works, materials and official permit fees are paid by the owner; our role is coordination, supervision and quality control on your behalf.
How it works
- 1
Private consultation
A confidential consultation to understand the property, the scope you have in mind and your timeline.
- 2
Walkthrough & plan
We visit the property, brief partner companies, and bring you compared quotes and a schedule to approve.
- 3
We manage, you approve
Work starts only after your approval. We supervise, report with photos, and manage snagging and handover at the end.
Typical requests
- “Compare three fit-out quotes and tell me which one to sign.”
- “Handle the community approval so work can start next month.”
- “Snag our new villa before we accept the handover.”
- “Supervise the works while we are abroad — send weekly photo updates.”
Frequently asked questions
Does SETTRA do the renovation work itself?
No. All physical works — design drawings, technical works, fit-out — are delivered by licensed partner companies. SETTRA coordinates them, compares their quotes, supervises the site and controls quality on your behalf.
How long does a typical renovation take?
It depends on scope: a single room refresh can take a few weeks, while a full villa renovation usually runs to several months, plus time for design and approvals before work starts. You receive a realistic schedule with the quotes, before anything is signed.
Who handles permits and community approvals?
We coordinate the approval process with your building management or community and the relevant authorities, working with the partner companies that carry out the works. Approval timelines are set by those bodies, so we build them into the schedule from the start.
What is snagging?
Snagging is a detailed inspection of a newly built or handed-over home to document defects — finishes, fittings, systems — so the developer or contractor fixes them. We carry out the inspection, compile the list and follow up until the items are resolved.
